I am an owner and am using LEAP to manage my property. I see many 4 and 5 stars and it makes me wonder what went wrong with the managing of my property.

My issue with this company was their handling of changing out tenants. Even after all the following issues, they had no problem taking out their full fee out of the monthly rent, as if they had met all of their promises. They were unable to keep up with the demand of getting new tenants and getting repairs done.



Checkout-The property manager was so focused on getting the security deposit back to the old tenants they never once assisted me in determining recoverable damages...Holes in walls, carpet damage, oil stains on the garage floor, missing pool keys. The property manger went as far as covering for them by saying, the paint guy will cover up the chewed up molding. (I had to pay the paint guy, he obviously incorporated the costs of covering it up and that was a cover-up not a replacement as it was not normal wear and tear).

Listing-delays in non-professional pictures made it difficult for me to ascertain recoverable damages. They promised professional photos uploaded to attract new tenants, which never happened. Communication with regards to new applicants, status of visits, application status, was lacking.

New tenant check-in - They accepted a new tenant with credentials that I did not agree to. Communication in regards to deposit acceptances and lease signing were lacking. I did not know I had a tenant with a secured deposit in my property till a few days prior to their move in. They had signed over 2 weeks prior (I had to make multiple inquiries as to the status of receiving the deposit and signed contracts).

Vendors-They should have gone to bat for me with the vendor because the vendor charged me an arm and a leg for services that were incorrectly diagnosed and they still deducted the payments out of my rent money.

My wife worked closely with Gabriel Falcon to secure our new rental home. We both were blown away by his thoughtfulness and helpfulness. If we could give him more than five stars we would. He made it such an easy and stress-free process. We both felt that he looked beyond the numbers and saw us as individuals and a family, working to meet our needs. We have both worked in the service industry and know good customer service when we experience it - Gabriel is the definition of excellence. We wanted to express to both Leap Property Management and anyone looking for a leasing agent how deeply we appreciated our experience working with Gabriel. And if Gabriel represents Leap Property Management's standards than they are an outstanding company.

As a landlord Im extremely please with LEP. Im having the pleasure to be working with Gabriel. Previously we had to let go another property management as they were very inefficient and unprofessional. Mr Gabriel did more in a day and a half than the previous management company did in 2 months. He went above and beyond working until late at night to be sure that everything was ready for us and the new tenants. He has a very transparent way of dealing with any situation. Since the very first moment he took control of any responsibilities making my wife and my self a great relive of any type of stress. Choosing LEP for taking over as a management company was the best decision we made.
I never write any reviews on line, but I felt I owe them the obligation.

Have had multiple issues as a tennant living in my current property managed by Leap. I have only be here 4 months and in that time our fence has been destroyed by a storm (2.5months ago) and it still isn't fixed. No follow up, no communication of any sort. Our toilet downstairs some how backed up this morning for the 2nd time in 4 months. Thw sewage water has once again flooded out living room carpets. Called them 4 months ago when it first happened, no response and no action was ever taken. Called every number on their website including the emergency service request line, "surprisingly" noone was available to even pick up the phone. Oh, did I mention it's 9:35am on a Thursday? (local office hours claim to be between 9am and 5pm) How in the hell is noone available to even pick up the phone during normal office hours?
So now im stuck in this house with sewage water everywhere and yet again, Leap is nowhere to be found.

This company doesn't give a damn about the tennants, just about the owners of the properties in which they manage.

We ALWAYS paid on time and yet they still never completed anything on time. the hot water heater busted and flooded half the house. They did good on getting out there and getting the carpet out but two weeks went by my family and I were still living on nasty cement floors. not until my 2 year old daughter cut her foot on one of the carpet nails did they finally do anything about getting new carpet in. Then we noticed we couldn't get a hold of anyone about renewing or not. but a week before christmas they FINALLY emailed us and told us the owner had decided to sell and that me my wife and my two kids under three had 5 weeks to find another place this place it so bad. I have had some terrible customer service in my life and never have I gone out of my way to write a negative review. But this was just too bad I had too. If your considering renting and this company is the management firm stay away.

I have only been with Leap for a couple months, but so far have been very pleased. I've been working with the office in Arlington and have a property in Cleburne that I needed to rent. I live in Dallas, and they were very flexible with an initial meeting time out at the property which was great because I have a full time job and was able to meet in the evening.



Gabriel was very professional, knowledgeable, and up front. The property was listed for rent on the internet within about 24 hours, and showings started soon after. As tenant's applied I was in complete control of who my property was leased to and found a qualified tenant with a quick move in date after about a week! Since the tenant moved in I've been working mostly with Tom, who has also been very professional and always quick to respond back to me.



So far, as a landlord, very pleased with LEAP and will continue to use them as I aquire more properties if things stay the same, as I'm confident they will!
