Overall

I have been renting a house in Lake Washington Blvd from the Land Mark Group since July 2011.



They have been increasing the rent yearly. In last May, they gave me an offer which I singed and mailed back.



In June, the property manager called me that they want to deliver a new refrigerator to the house. That was very surprising for me, as they had been refusing to fix anything broken in the house in last 3 years. They delivered the refrigerator in my absence. When I got home, I was shocked to see there was an old, damaged, dirty, molded refrigerator in place on the old one. (I will post the pictures). The next day, I asked them to remove that immediately and return the old one. They refused to do that until I told them I will get a legal action otherwise.



When the mover came to take the dirty refrigerator, he told me that the property manager (He gave me the name) had bought a new one from Lowe's and paid the mover to dump the old one in my house.



The next day, they sent me a 20-day eviction notice, in a very clear retaliation act, although we had come to an agreement one month prior to that. When I told them the eviction notice was illegal, they have been using all abusive and humiliating ways against me.



Finally, I decided to take them to the court.



The Land Mark Group is run by a family who do not have any single clue to professionalism of the real estate business. They easily lie, threat, retaliate, and abuse the tenants. The main concern is that the Property Mangers in the Land Mark Group do not seem understand what they are doing. In this case, for example, their action will turn against them, but it seems that they don't have enough wisdom to realize that



If one decides to work with the Land Mark Group, I strongly suggest the followings:



1- Ask them to send you an email for any communication. As they will easily change their words when it comes the time of action.



2. Always document the time and date that you ask them to fix the things in the house and make a copy for yourself. They tend to deny the receipt of requests.



3- Please be clear to them that they do not break into to your house. I have had at least 3 occasions that their handy man entered my house without prior notification.



4- Always have somebody or a lawyer review their contract before signing. They are good in making small tricks in the contract which could be used against you in future.

Based on my experience renting...

Based on my experience renting from The Landmark Group, I would avoid. They have deceitful business practices, send bills with no supporting evidence, and are rude and difficult to work with after you sign the paperwork. Before you sign the paperwork they are great. Avoid doing business with this company if you can.

Based on my experience renting...

Based on my experience renting from loren and ruthy at the landmark group i would never recommend renting a property owned or managed by them. the property we rented from him turned into a living nightmare for us, and working with the landmark group to resolve our many issues and dealing with their subpar management was a horrible ordeal that i wouldn't wish on anyone. in retrospect i should have gotten a professional inspection before renting their well-marketed but old property and gotten a lawyer to review the paperwork. their preventive maint program didn't exist, and when things would break, which was quite often, getting them to resolve the issues correctly and in a timely manner was extremely painful. at a minimum, they didn't follow the rules required for landlords in washington state in terms of the lease, the security deposit, and making repairs, and ended up swindling us out of our security deposit in the end based on false accusations of damage, which i know makes it seem like we have sour grapes, but honestly we had never before been falsely accused of doing something that we did not do, and the whole accusation process they put us through was offensive to say the least. the house we rented from them had numerous issues and the subpar contractors they hired to fix the many problems we had put a small scratch on the floor and cracked a window that the landmark group ended up withholding our security deposit for. in my view the landmark group found it easier to withhold our security deposit than to follow up with their contractors or inspect the work that their contractors did after they did it. personally i would avoid dealing with them entirely or take precautions to protect yourself if you do because they are looking out for themselves and themselves alone and frankly didn't manage our property well. double and triple check everything they do. you will regret it if you don't. we had tons of problems renting their property and dealing with them. it was a bad news situation overall and trying to resolve with them in the end was unsuccessful as they took our money and told us to sue them. Not a good experience dealing with them.

Overall
High integrity and great service!

My wife and I moved to Seattle last Summer and met a Landmark agent at an open house. She helped and guided us throughout the entire process and made us feel special. She was always available and I think using a "boutique" Agency we got the attention we deserved!



I would recommend this company to anyone who doesn't want to be "just another number" at one of the big three agencies that seem to be everywhere.
